Records request: eRecording and record retrieval

We eRecord single documents for individuals, small businesses, and law firms, including PDFs notarized online, so you do not need an eRecording account of your own. We also pull court files and Official Records. You get an itemized quote first; nothing is filed or retrieved until it is paid.

Need a notary instead? Request a notary. Questions about coverage: call 321-510-4411.

Service

What do you need?Required

Choose a service above and the form shows only the questions for that service.

The document to record

What form is the signed document in?Required

Upload the PDF exactly as the notarization platform delivered it. Do not print, rescan, flatten, or edit it; changing the file can break its electronic seal and lead to rejection. The PDF is not returned. When the county records it, the recorded image, instrument number, and county receipt are emailed to the requesting party's email in step 4.

Do not mail anything yet. Your confirmation email gives the mailing address and your request number. You can upload a scan now so we can check it before you send the original.

The instrument and any exhibits that record with it. PDF only. PDF, JPG, or PNG scan. Up to 6 files, 25 MB each.

The county's recording fee is added to your estimate at cost. The eRecording platform charge is included in our fee.

We confirm whether our eRecording account supports that county and document type before any payment is collected.

Every page that records, exhibits included.

All parties combined. Names over four add $1 each.

One per line, marked grantor or grantee (or first party and second party).

Florida requires the preparer's name and address on recorded instruments (§695.26, F.S.). Type “Not shown” if it is missing; the county may reject it.

From the closing statement or your attorney or title agent. Leave blank if none.

New mortgages only. We do not calculate taxes.

Name and phone of the preparer or attorney, if not you.

The court record

Scheduled runs cover the Seminole County Clerk, 101 Eslinger Way, Sanford. Other counties are quoted in writing.

Docket title and filing date for each, for example “Final Judgment, filed 03/14/2025.”

Two are included. Each additional document in the same case is $12.

Copy typeRequired

Is any of it sealed, confidential, or restricted?Required

Restricted material is retrieved only with verified authority and the custodian's approval. We will ask for the order or proof of party status before scheduling.

The recorded instrument

If you do not have either, fill in the index names below.

Copy typeRequired

The certified copy

We collect documents the office has already prepared and certified. The fee is quoted in writing before any payment.

For example, Seminole County Clerk, Official Records.

The judgment

The bundle covers one Seminole County case. Recording a certified judgment is an administrative filing. Whether it creates a lien, and on what property, is a legal question for your attorney.

$49 each, same judgment.

Used to estimate the recording fee.
